J. INSURANCE
The Licensee shall – without expense to and to the satisfaction of the Licensor – obtain and carry not less than $2,000,000 of general liability insurance in aggregate pertaining to the Licensee’s event,  naming CHIK Associates LLC and MILTAN Realty Co. LLC, as additional insured, as well as workers compensation insurance (if applicable). All Licensee Parties, excluding employees and invitees, must have general liability insurance that provides coverage of not less than $1,000,000 per occurrence for injury and general liability, naming CHIK Associates LLC and MILTAN Realty Co. LLC as additional insured, as well as workers compensation insurance. In addition, all Licensee Parties serving alcohol (e.g., caterers) must have not less than an additional $1,000,000 in liquor liability, naming CHIK Associates LLC and MILTAN Realty Co. LLC, as additional insured, as well as workers compensation insurance. 

If any of the aforementioned certificates of insurance are not received by the Licensor by the deadlines contained herein, the Licensor may purchase the appropriate insurance on behalf of the Licensee and/or the any of the Licensee Parties. The Licensee shall be responsible for reimbursing the Licensor for any costs in connection with same. To the extent that the Licensee is entitled to the return of its refundable security deposit, the Licensor may deduct amounts owed to it pursuant to this provision. The Licensee shall cooperate with any reasonable requests by the Licensor in obtaining such insurance, including, without limitation, signing any documents or giving any consent required.

IN NO CASE SHALL THE PREMISES BE AVAILABLE TO THE LICENSEE WITHOUT THIS COVERAGE. 

The Licensee shall provide its certificate of insurance to the Licensor within four weeks of the commencement of this Agreement. All other certificates are due no later than four weeks prior to the commencement of this site-use license. The certificates cannot expire prior to the conclusion of the Licensee’s event, including any overtime periods added to the term of this license.
